Application Requirements

To ensure a smooth and fair rental process, please review the following application requirements and procedures, which apply to all of our rental properties:

Application Requirements

  • A separate rental application must be completed by each adult (18 or older) who will be living in the unit.
  • A background and credit check will be conducted on each adult applicant as part of the screening process.
  • First month’s rent, a security deposit equal to one month’s rent, and a signed lease agreement are required to officially reserve and secure the apartment.

Income Requirements

Applicants must demonstrate verifiable gross household income equal to at least three (3) times the monthly rent. All lawful sources of income will be considered, including employment, self-employment, Social Security, retirement income, child support, public assistance, and other lawful income. For applicants receiving a housing voucher or rental subsidy, financial qualification will be based on the applicant’s required portion of the rent and applicable fair housing requirements.

Showings Policy

  • All apartment showings require a completed rental application.
  • Completing an application does not guarantee a showing. Showings will only be scheduled for applicants who meet the initial screening criteria.
  • Apartments are shown in the order applications are received, based on qualified applicants.

Renter’s Insurance Requirement

Active renter’s insurance is required throughout the entire duration of the lease.

  • Proof of coverage must be provided prior to move-in and kept current for the duration of tenancy.
  • The policy must include personal liability coverage and list the rental unit as the insured location.

Tenant Portal & Payment System

All tenants are required to create an account on Innago prior to move-in.

We use Innago, a secure online tenant portal, for:

  • Rent payments
  • Lease communications
  • Invoicing
  • Maintenance requests and lease documentation

Pet & Assistance Animal Policy

  • Service animals are permitted and are not considered pets. No pet fees or deposits apply, and no special documentation is required if the disability is obvious.
  • Emotional support animals (ESAs) may be permitted with proper documentation from a licensed healthcare provider verifying the need due to a disability.
  • Assistance animals are not subject to pet fees or deposits. Any animal not properly documented as an assistance animal will be subject to our standard pet policy.
